Real Estate Numbers Good, But Too Many Homes on the Market

April 30, 2010

Real estate sales continue to inch upward, but one problem that tends to make numbers look bad is that there are so many homes for sale. During the month of April, there were 1,431 single family homes on the market in Murfreesboro. Looking back to December of 2009, there were 1,398 homes listed for sale with a licensed agent. Of course, those numbers do mean good news for buyers. One item that is not good for buyers, the $8,000 tax credit is officially dead, as of April 30th, Friday.

In other real estate news, you could be saving money on your homeowners insurance. With the story, here’s Karen Chase…

Again, Karen Chase filed that report.

GANGS? 3-Shot in Front of the M.A.C. on Memorial Blvd.

April 30, 2010

Three people were shot in the parking lot of the Murfreesboro Athletic Club on Memorial Blvd., Wednesday. Reports indicate two of the three were rushed to Vanderbilt Medical Center in Nashville and the third was treated and released at Middle Tennessee Medical Center. The names of the three men are Elliot Dumas, Jr., Abram Sneed and Kevin Herrin. The shooting unfolded while a business in that shopping center held a special event Wednesday night. Details of that event were not made available to WGNS.

You may recall hearing the name Herrin in the news recently, he was indicted on attempted murder charges and reckless homicide just 5-months ago. In that case, Herrin allegedly opened fire during a drive-by in front of the local hospital emergency room. He is also a suspect in another drive-by shooting that occurred on West Main Street several years ago.

So far, no arrests have been made. The shooting is likely gang related and police believe they have already found the gun used in the case. The investigation is being conducted by the Murfreesboro Police Department.

After the holdup, the three men fled behind the store and the victim called the police. No one was hurt in the robbery and again, no arrests have been made.

TN Senate Says OK to Allowing Legally Armed Citizens to Go Armed in Places that Serve Alcohol

April 30, 2010

The TN Senate passed a bill Thursday 23 to 9 sponsored to allow handgun carry permit holders to take their weapons into establishments that serve alcohol. “This version of the legislation will provide law-abiding citizens the opportunity to responsibly and legally exercise their Second Amendment rights while allowing business owners to run their establishments as they like,” according to Senator Doug Jackson.

The bill (SB3012) allows handgun carry permit holders to legally take their weapons into establishments where alcohol is served. The Senate version passed Thursday would make illegal the consumption of alcohol while carrying a firearm, and allows business owners to ban guns completely from their premises by posting clear, specific public notice.

The House version of the bill is expected to reach a floor vote soon.

Gypsy, which many critics have called the greatest American musical of all time, is based on the 1957 memoirs of Gypsy Rose Lee, the famous striptease artist. The show focuses on her mother, Rose, whose name has become synonymous with the ultimate show business mother. The musical, set during the Vaudeville area, follows the dreams and efforts of Rose as she tries to raise her two daughters - Louise (better known as Gypsy Rose Lee) and June (better known to many as actress June Havoc) to perform onstage. The characters in the show are:

  • Rose (Alto with belter) lead, female, age 35-45, the epitome of horrible stage mothers.
  • Louise (Mezzo), female, 15 -21, Rose’s younger, brow-beaten daughter - has a crush on Tulsa.
  • June (Alto), female, lead, 15 – 20, The older she gets, the less she enjoys being her mother’s trained monkey.
  • Herbie (Baritone), supporting male, 40 – 60, Rose’s agent and suitor - a gentle man
  • Tulsa (Baritone, tap & ballet dance), supporting male, 18 – 25, One of June’s boy chorus dancers. Very “boy next door” and very talented. Loves June.
  • Baby June (child belter, flexible), lead, female, age 7 -10, Very overproduced young girl - pretty, cute, and fake.
  • Baby Louise, female lead, age 8 -11, June’s “less-talented” older sister.
  • Tessie Tura (Mezzo belter, ballet), female cameo, 18 -32, a burlesque dancer that shares her dressing room with Louise.
  • Mazeppa (Alto belter, ability to play trumpet an asset), female cameo, 18 -32, a burlesque dancer.
  • Electra (Mezzo belter), female cameo, 18 – 32, a burlesque dancer.
  • Miss Cratchitt, female cameo.
  • 6 young girls, 8 young males, 2 children, 8 character males, 6 showgirls.

SCHOLARSHIP FOR DIABETES EDUCATION SHOWS POSITIVE RESULTS

April 30, 2010

Since the creation of Middle Tennessee Medical Center’s Diabetes Education Scholarship in July 2009, 31 patients have completed the diabetes education courses, all showing positive results. The $250,000 scholarship fund was established by MTMC for individuals seeking financial assistance for diabetes education classes.

Three months after the education courses, diabetes patients have shown improvement in weight loss, with a 5.2 percent decrease in overall body mass index (BMI) and a 12.2 percent decrease in average waist size. Other positive outcomes include fewer hospital and emergency room visits and an improved perception of overall health.

“The outcomes achieved from the patients participating in the scholarship program are a significant advancement toward improving the community’s diabetes health one individual at a time,” said Mary Gaines, director of the Diabetes Center. “The scholarship program represents MTMC’s commitment to tackling the diabetes epidemic by addressing diabetes educational financial barriers and therefore promoting healthier outcomes.”

The Diabetes Center has also partnered with First Baptist Church in Murfreesboro to provide onsite diabetes education to the individuals of this congregation in an effort to improve their diabetes outcomes.

Ask your physician for a referral for diabetes education or contact the center by calling 895-9475 for more information.

Leadership Rutherford Applications Accepted NOW!

April 30, 2010

For those who wish to be a stronger member of this community, the Leadership Ruthrerford program is an excellent way to accomplish this. Applications for this personal development program are being accepted now at the Rutherford County Chamber of Commerce through 4:30 on Wednesday afternoon, June 9th.

Leadership Rutherford Director Stephanie Brackman explained, “The goal of this educational program is to assist potential and existing leaders in our county to prepare for voluntary responsibility in the community.”

The first class was offered in 1985, and since that time has built a base of alumni nearing a thousand. Tuition is $1,000 per student, and payment is required by August 1st. Brackman commented, “Customarily, this is paid by the participant’s employer or sponsoring organization.”

Brackman noted that becoming an LR class member is not a small commitment. Class participants are required to attend the opening one and one-half day retreat in September and all of the Wednesday day-long meetings to be entitled to graduate. A total commitment of time is required to achieve a complete education in each subject area and is not negotiable.

Leadership Rutherford is a non-profit organization with 501(c)(3) status. Your application may be mailed to P.O. Box 864, Murfreesboro, TN 37133-0864 or hand delivered to the Rutherford County Chamber of Commerce office at 501 Memorial Boulevard.

Middle Half Marathon Sign-Ups Begin This Saturday

April 30, 2010

Registration begins Saturday, May 1, for the fourth annual Murfreesboro Half Marathon (“The Middle Half”) and Kids Fun Run presented by Middle Tennessee Medical Center.

Voted Murfreesboro’s “Favorite Annual Event” in the DNJ Ruthie Awards, the 13.1-mile race is scheduled for October 16 at 7:00 a.m. with a wheelchair start at 6:55 a.m. Because the course runs by the geographic center of Tennessee, begins and ends at Middle Tennessee State University and is presented by Middle Tennessee Medical Center, it has been tagged “The Middle Half.”

“Because we reached our cap of 2000 runners 45 days before race day last year, we’ve raised our limit to 2,250 runners this year,” said Melinda Tate, race director. “With the increase in interest in running the past several years, we hope to accommodate as many athletes as possible and still keep the event at a manageable level.” The Kids Fun Run is limited to 250 children between the ages of six and thirteen.

Runners may register online at www.TheMiddleHalf.com, or mail-in forms may be picked up at the following Murfreesboro locations: Fleet Feet Sports, Barfield Park, Patterson Community Center and SportsCom. The form may also be downloaded The Middle Half Web site.

The registration fee is $50 through May 31, 2010 and then goes to $55 on June 1, 2010. Beginning August 1, 2010, the registration fee increases to $65. The deadline to register is October 13, 2010 or when the 2,250 runner limit has been reached. The registration fee for the Kids Fun Run is $15.

The course is certified, and the race is officially sanctioned by USATF. The estimated elevation variation is only 41 feet, making the course flat and fast for the runners. The route goes down scenic tree-lined Main Street and Maney Avenue to Oaklands Historic House Museum. Runners will circle the Rutherford County Courthouse on the Square, pass by by MTSU’s Fraternity Row and the obelisk on Old Lascassas, and then finish at the MTSU Dean A. Hayes Track and Soccer Stadium. A printable map is available online.

Charities such as Special Kids (Team A.S.K.) and Big Brothers/Big Sisters (Team Rio) will be using the race as fundraisers. Team members will participate in group training sessions and runs as they raise funds for their organization.

Walkers are welcome to participate, but a strict time limit will be enforced to allow city streets to reopen quickly. Last year, athletes traveled from 25 different states and almost all counties in Tennessee to participate in the race.

“The Middle Half Marathon is a great event for our community,” said Mona Herring, Vice President of the Convention and Visitors Bureau.  “We have many local residents who run and it also brings in many runners from outside of our county.  It is a wonderful way to showcase our historic downtown, Oaklands Historic House Museum and Middle Tennessee State University.”

Best Times ChampionChip Tennessee, Inc. will be providing the timing system with disposable electronic timing devices. Runners wearing these devices on their shoes will pass over special mats along the course, recording their exact time.

Middle Tennessee Medical Center is the presenting sponsor of the event. The City of Murfreesboro, Murfreesboro Parks & Recreation, Fleet Feet Sports, Middle Tennessee State University, Snapple, CB&S Bank, IdeasTees, Purity Dairies, State Farm, The WORX Group, Jim ‘N Nick’s Bar-B-Q and Emerson Heating Products are major sponsors. The Daily News Journal, The Murfreesboro Post, Murfreesboro Magazine, WGNS and HobNob Murfreesboro are media sponsors of the race.

Spectators along the course are encouraged to cheer on the runners with signs and music. Admission is free to the MTSU Track and Soccer field where the runners will cross the finish line.

A volunteer sign-up will be available online soon. For more information, visit www.TheMiddleHalf.com.

Smyrna Air Center Named Service Center for M601 and H80 Engines

April 29, 2010

image Smyrna Air Center has signed an agreement with GE Aviation to become an Authorized Service Center for the M601 and H80 turboprop engines.
As part of the agreement, Smyrna Air Center will offer comprehensive line maintenance, removals and re-installations of engines and LRUs and engine spares for the M601 and H80 engine families. GE Aviation will provide Smyrna Air Center with comprehensive material support and training.

“Smyrna Air Center has shown a strong commitment to GE Aviation’s M601 and H80 turboprop engines with its Power 90 King Air conversion,” says Paul Theofan, president and managing executive of GE Aviation Czech s.r.o., a wholly owned subsidiary of GE Aviation. “As an Authorized Service Center for M601 and H80 engines, Smyrna Air Center will provide our customers with high-quality maintenance services in North America.”

Based at the Smyrna/Rutherford County Airport (MQY) near Nashville, Smyrna Air Center is a one-stop aviation support FBO with a factory authorized maintenance and avionics center specializing in corporate and general aviation. An Avfuel provider, Smyrna Air Center offers 54 T-hangars in addition to a large 38,000-square-foot common hangar that is both heated and air-conditioned. The FBO facility has conference rooms, wireless Internet, pilot lounges, 2,500 square feet of office space and a Part 145 Repair Station.

The M601 turboprop engine family has attained 17 million flight-hours on 30 applications since its introduction in 1975. Smyrna Air Center’s Power 90 is an FAA-approved Supplemental Type Certificate conversion for King Air 90, A90, B90 and C90 aircraft in which the original engines are replaced with the more powerful 751 shaft-horsepower (shp) M601E-11A engines. The E-11A engine delivers faster rates of climb, higher flight levels, faster cruise speed than current engines and lower acquisition and maintenance costs compared with competing conversions.

By combining the elegant, robust design of the M601 engine with GE’s 3-D aerodynamic design techniques and advanced materials, the H80 engine will produce up to 800 shp and power business and general aviation, utility and agriculture aircraft. The new turboprop engine is a more powerful, fuel-efficient, durable engine with no calendar limit and no hot section inspection. The H80 engine will also feature an extended service life of 3,600 flight-hours and 6,600 cycles between overhauls, significantly enhanced hot-day takeoff performance and high-altitude cruise speeds. The H80 will provide the option of a single or dual acting governor, allowing customers to select their propeller. Certification on the H80 engine is underway with entry into service on the Thrush 510 scheduled for this summer. The engine will be the first of the new H80 engine series family.

GE Aviation, an operating unit of GE (NYSE: GE), is a world-leading provider of jet and turboprop engines, components and integrated systems for commercial, military, business and general aviation aircraft. GE Aviation has a global service network to support these offerings.

MTSU Volleyball inks three for 2010 season

April 29, 2010

The Middle Tennessee volleyball program has inked three student-athletes for the 2010 season as announced by head coach Matt Peck on Thursday.

“Our team will have a new look next year,” said Peck. “We’re going to be doing some very different things offensively and defensively, and with the addition of these three, we might have the strongest team to date at Middle Tennessee.”

Two of the signees, Kendall Howard and Angela Peyton, will be incoming freshmen. Maria Szivos will be a junior transfer, having played the previous two seasons at New Orleans.

Howard played for Rob Graham at Ponderosa High School in Parker, Colorado. As a senior libero, Howard led the Mustangs to a state championship en route to earning both First Team All-State and All-Tournament

honors. Following the season, Howard was recognized as one of 150 players in the country named to the PrepsVolleyball.com All-American list. MaxPreps.com named Howard the 5A Player of the Year for Colorado. She was also tabbed as a First Team All-State performer as a junior and Second-Team All-State as a sophomore. Howard plays club volleyball for the Colorado Performance 18 United.

“I don’t know if we’ve had a player with Howard’s level of recognition coming out of high school,” said Peck. “She was awarded Player of the Year in a good volleyball state. She had a great visit and will provide an immediate impact.”

Peyton comes to the Blue Raiders after playing under Lynn Kercheval at St. Agnes Academy in Houston, Texas. The setter earned First Team All-State honors in both her junior and senior campaigns and Second Team All-State as a sophomore. Peyton also garnered All-Tournament honors each season in the Texas Association of Private and Parochial Schools State Tournament. Peyton played club volleyball for the Texas Tornadoes, which finished fifth in the 2009 Junior Olympic Nationals 17 Open.

“I’m very excited to have Angela commit to us,” said Peck. “She had numerous offers from outstanding programs, and we were fortunate that our timing was perfect. She is a highly skilled, well-trained setter.”

Szivos, a native of Jaszenbereny, Hungary, is transferring from fellow Sun Belt member New Orleans due to the school’s pending decision to drop to NCAA Division III. Szivos, an outside hitter, appeared in 31 matches last season, finishing second on the team in kills with 401 with a .254 attack percentage. She also led the Lady Privateers in service aces with 35 and was third in total blocks with 74. As a freshman at UNO, Szivos totaled 289 kills and averaged .46 service aces per set to top the Sun Belt’s individual leaders.

“Maria was the player on UNO’s team that we focused on,” said Peck. “We knew that if we stopped her, we could be successful. She is a huge get for us because players like Maria aren’t available out of high school in the U.S. She will undoubtedly be one of our best players by the time the season starts.”

Middle Tennessee is coming off their fourth consecutive NCAA Tournament and third Sun Belt title in the last four seasons. They will begin fall practice in August.

REBATE: Tennessee to Offer Rebates for Items Sold With Energy Star

April 29, 2010

The State of Tennessee, in conjunction with the Tennessee Valley Authority, will begin offering rebates to Tennesseans who replace old appliances with new Energy Star qualified appliances. Portions of the rebate funding were made available through the American Recovery and Reinvestment Act. The total funding for the rebate program is just over $5.9 million, and rebates will be granted until the funds are depleted.

Rebates of $250 will be available for central air conditioners, $40 for room air conditioners, and $250 for heat pumps. Because there are certain specifications that the appliances must meet in order to be eligible in addition to being Energy Star, consumers are encouraged to check the requirements before purchasing. To apply, please click www.tnecd.gov/recovery/energystar.html.

The Tennessee Department of Economic and Community Development reports that the estimated energy savings for delivery and installation of qualified heating and cooling products statewide will be approximately 16 million kilowatt hours per year. A reduction in energy use of that size translates to a yearly savings of almost $1.4 million in energy costs for Tennesseans and reduces the amount of carbon dioxide emitted into the atmosphere by 32 million pounds annually.

WRONG TAGS: Rutherford County Cracking Down on Improper License Plates

April 29, 2010

Rutherford County is cracking down on drivers that have the wrong license plate. Reports indicate that drivers of commercial vehicles with a personal vehicle license plate are being issued warnings and mailed letters suggesting they need to obtain the proper tags. The problem is that a lot of residents who use their private vehicle for commercial business don’t realize they need commercial tags.

Small business owners are growing in Rutherford County which is a good thing. The bad part of growth is taxes. A commercial license plate is another tax that business owners have to pay. The confusion of obtaining commercial tags for a truck versus non commercial plates lies in the fact that many business owners have placed stickers advertising their business on the side of their private pickup, in doing so their private vehicle automatically becomes a commercial truck. The commercial tag, that is available at the Rutherford County Clerks Office, is sold to the business owner by weight of how much the truck in question can haul. It doesn’t matter if you drive a half ton truck or an F-650, the price you pay for the tag is all based on the weight the vehicle can carry.

Another issue Rutherford County is facing is a growing number of residents buying tags in neighboring counties. There are two reasons for making an out of town tag purchase. The number one reason is that other counties charge about half as much as Rutherford. The other reason for out of county tag purchases… other counties like Cannon and Bedford, don’t have stringent auto emission tests.

In Rutherford County, if your car can not pass the emission control test, you don’t get a license plate. The rules are pretty clear, that is unless your car or truck is manufactured before 1975, then you get to skip the testing all together. In order to obtain a Bedford County tag, you must prove to the Bedford County Clerk that you live in Bedford County. Rutherford County residents often skirt this requirement by using a friends address or a relatives address.

Down 231 South in Bedford County, Sheriff Deputies have traded in their cars for horses. There are now seven mounted patrol deputies and reserve deputies in the Shelbyville area. The deputies will use the horses to carry them into areas that are not manageable on wheels in search of meth labs and other drug activity that may be deep in the woods. Credit Checks are Active by Employers in Your Job Search

April 29, 2010

The unemployment rate in Tennessee is at a 20-year high of 10.8%. That rate was gathered in March and reports indicate by the end of this month on Friday, numbers may show signs of improvement. The good news… you may be getting that needed job interview in the near future. The bad news… your credit rating may be low because a lack of income often equals a lack of monthly payments to banks and credit card companies, but what does a credit check have to do with a job? Richard Davies has more…

Davies says to check your credit and be sure to challenge any items on your report that you may have a disagreement with. Davies reported that it is free to file those challenges.

IDEA: Small Nuclear Reactor POTENTIAL Site Located in Tennessee

April 29, 2010

U.S. Senator Lamar Alexander (R-Tenn.) urged Energy Secretary Steven Chu Wednesday during a hearing of the Senate Appropriations Subcommittee on Energy and Water Development, of which Alexander is a member, to consider the use of a small, modular nuclear reactor at the Oak Ridge National Laboratory (ORNL) in Tennessee.

“I’m wondering if your own departmental goals for greenhouse gases and the interest in small modular reactors might offer a way to accelerate pilot programs to see how they work?” Alexander asked Secretary Chu. “I’m sure the first reactors would have an additional cost to them – a cost that’s always associated with a start-up – but if it were part of a Navy installation or part of a Department of Energy greenhouse gas goal, I wonder whether a small reactor at Oak Ridge—where a 125-megawatt reactor could eliminate the need for any additional power over the entire Oak Ridge complex and meet 48 percent of the Department of Energy’s greenhouse gas reduction goals—might be a wise approach. One small reactor by itself could help the Department of Energy meet half of its 2020 greenhouse gas goals.”

Secretary Chu responded that Senator Alexander was “absolutely right” about putting a small reactor at Oak Ridge which has a site nearby “that was designed for a reactor that’s waiting and ready to be used.”  Chu also said that “small modular reactors is one area where we think we can take a technological lead and would be great for export as well.”

Rural House Preservation Act Gets Green light to Extend Loan Program

April 29, 2010

The U.S. House of Representatives overwhelming passed the Rural House Preservation Act, Wednesday. The act would extend the USDA Section 502 Loan Program. If participants in rural Tennessee communities meet certain requirements set forth in the program, funds can be used to build, repair, renovate or relocate a home. Money from the program can also be used to purchase and prepare sites, including providing water and sewage facilities.

More Details:

The Rural Housing Service (RHS) was created in 1994 as a result of the Department of Agriculture Reorganization Act to meet housing and community development needs of rural America.

More rural families and individuals may be able to become homeowners with the help of the Rural Housing Service Programs. The USDA Rural Housing Service has various programs available to aid low- to moderate-income rural residents to purchase, construct, repair, or relocate a dwelling and related facilities. USDA rural housing loan programs allow qualified homebuyers to get loans with minimal closing costs and no down payment.

Section 502 Rural Housing Guaranteed Loan Program

Under the Guaranteed Loan program, the Rural Housing Service guarantees loans made by private sector lenders. A loan guarantee through RHS means that, should the individual borrower default on the loan, RHS will pay the private financier for the loan.

The purpose of this loan program is to enable eligible low- and moderate-income (up to 115 percent of the Area Median Family Income) rural residents to acquire modestly priced housing for their own use as a primary residence. The program is available for the purchase and repair of existing and newly constructed dwelling.

There is no required down payment, but families must be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must be without adequate housing and be unable to obtain credit elsewhere, yet have acceptable credit histories.

Loans are made for up to 30 years. To determine eligibility or to apply for a loan, contact any RHS approved lender or your Rural Development State Office.

For more details about this program, click here.

Section 502 Single Family Housing Direct Loan Program

Under the Direct Loan program, individuals or families receive direct financial assistance directly from the Rural Housing Service in the form of a home loan at an affordable interest rate. These loans may be made to eligible applicants to buy, build, repair, renovate, or relocate homes, to provide related facilities, or to refinance home debts under certain conditions.

Applicants for direct loans from RHS must have very low or low incomes. Very low income is defined as below 50 percent of the Area Median Income (AMI); low income is between 50 and 80 percent of AMI. There is no required down payment, but families must be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must be without adequate housing and be unable to obtain credit elsewhere, yet have reasonable credit histories.

Loans are typically made for up to 33 years (38 for those with incomes below 60 percent of AMI and who cannot afford 33-year terms). To determine eligibility or to apply for a loan, contact your Rural Development State Office.

Voters To Quiz 6th District Congressional Candidates at Saturday Smyrna Forum

April 28, 2010

Voters in the sixth congressional district of Tennessee now served by retiring Congressman Bart Gordon will have a chance to question candidates hoping to win that seat at a forum set for Saturday beginning at 4:30 p.m. at the Lancaster Christian Academy in Smyrna. “This is a chance for anyone in the district to probe those asking for the opportunity to represent them in Washington,” said Rutherford County 9.12 Project Tennessee member and forum organizer Mishelle Perkins. “This forum is for the people, not the politicians. This is not a fund raiser and there will be no political speeches. The candidates will be there for one purpose and one purpose only—to answer questions directly from those they propose to represent.”

According to Perkins, all conservative candidates who have qualified to be on the ballot in the August 5th primary have been invited to be present at the event. “Project 9.12 is an organization of ordinary citizens with the extraordinary goal of helping identify and elect a true citizen legislature versus the current career politicians. We think it is time to return the power to where it belongs—with the people.” The school is located at 150 Soccer Way in Smyrna and seating begins at 3:30 pm. For directions, log onto www.lancasterchristianacademy.com. Candidates will be available to meet and greet visitors prior to the event. Concessions and ample parking are available.
