Public Meeting On Downtown Mixed Use Development

(MURFREESBORO) Around 150 residents were at Monday (3/9/2020) night's Town Hall Meeting to learn more about the massive downtown project where the Methodist church once was located. The meeting was held across the street in the sanctuary of First Presbyterian Church.

The development firm, One East College, LLC, has submitted a request to the City of Murfreesboro to rezone the property from OG-R (General Office District) to PUB (Planned Unit Development). That change would allow a mixed use including residential, hotel, office, retail, restaurants, event space and a parking garage.



WGNS NewsRadio asked Brentwood's TRC Construction President and COO Brian Davis what he is taking away from Monday night's idea exchange . . .


The exterior design of the penthouse units drew some criticism from those in attendance. Davis commented . . .

The property encompasses an entire city block. It is bordered by North Church Street, E. Lytle Street, N. Spring Street, and W. College St.

The Murfreesboro Planning Commission is requiring the developer to hold this meeting, so that the community has an opportunity to review and discuss the project before it is taken to the commission for review.

Local Civil Engineer Matt Taylor with SEC described the separate buildings in the large complex.

  • The 110-room hotel will be 6 stories tall and comparable in size to most on Medical Center Parkway. It faces E. College Street. It has 54,273 square feet.
  • The office and retail structure will be 4 stories tall and have 56, 216 square feet. It faces N. Church Street.
  • The 156 residential units will be 4 stories, and located on top of 8 floors of parking.

The construction cost is estimated to be $70-million and will take approximately two and a half years to complete. Plans call for construction to begin this summer.

The next step is for a public hearing on the rezoning request. That is set for the Murfreesboro City Hall at 6:00 o'clock this coming Wednesday (3/11/2020) evening. If approved, it next goes before the City Council for first reading.
