Rutherford County Home Sales and Continued Growth

Record home sales continue, despite a slight increase in interest rates. Murfreesboro City Manager Craig Tindall stated that new home construction continues, however… A large development that is underway now sits directly across the street from The Avenue. The neighborhood of Clari Park (Video above this story) sits on 55-acres, sandwiched between Medical Center Parkway and Rober Rose Drive. Tindall told WGNS about the development… Again, single family homes continue to sell throughout Rutherford County. Scroll down to see some of the recent prices that homes have sold for.

Some of the examples recently sold homes in the past 30-days in Rutherford County:

A home just barely over 3,000-square-feet in the Marymont Springs subdivision of Murfreesboro sold for $75-thousand above the $700-thousand asking price for $775-thousand. The new buyers closed on the house May 31, 2022. That house was on the market for 32-days (from listing to closing). The previous homeowners had lived in the house for about 3.7-years, prior to selling it at the close of May. The home sold for $439,900 in August of 2018.

Another home in the Rivers Edge community of Murfreesboro sold for the asking price of $578,000 on May 31, 2022. The newly constructed 2,400-square-foot home first hit the market on January 28th of this year with a closing 123-days later (from listing to closing).

Town homes are more popular than in years past with one of the most recent closings on May 31st. The brand new 1,630-square-foot town home on Spyglass Drive closed at $384,900. Prior to closing, the home was listed twice after the first sale fell through this past April. The home was first listed on January 10th, before construction was finished. That home was on the market for 141-days (from listing to closing).

In Smyrna, a home that was about 50-square-feet shy of 2,000 square feet sold for $450,501 on May 31st. The home on Sunflower Drive sold for $33,500 above the asking price, after sitting on the market for one month. The previous owners had lived in the house for about 2-years, after moving in for $265-thousand in 2020.

A house listed at $399,900 in the Cason Lane area sold for $422,900 on May 31, 2022. The home was 1,724-square-feet in size and was previously purchased for $363-thousand earlier this year in March. After the previous owners bought the home on March 31, 2022, they re-listed it on April 28, 2022.
